Electronic Referencing and Contract Signing

Nobody likes paperwork! In a bid to reduce the amount of paper we use, we have invested in the latest technology to allow all contracts, terms and referencing to be carried out digitally. We think it is important that landlords get to review the contracts and can sign them themselves. So once drawn up, we will send you a link to the document so you can take your time and read through it carefully before signing electronically. Once completed, everybody receives a fully signed, electronic copy for their records.

Report a Repair

Our online maintenance platform, Fixflo, allows your tenants to report issues in your property 24 hours a day.

The easy to use, online platform is available in a variety of languages and works across computers, tablets and phones. Your tenants can provide all the important information associated with the problem and can also allow for photos and videos to be uploaded so we can see in more detail, what the problem is. When we receive the report, we will send it over to you to review and can proceed with instructing a supplier with your authorisation.

How we work with our landlords

Valuation:

It begins with the first visit, either in person or virtually, when we will discuss the rental figure you will achieve and how to maximise this. We use the latest market research, local prices and supply and demand patterns to make sure this is just right.

2.

Take On Appointment:

Once you have decided whether you are going to offer the property furnished or unfurnished and we have agreed an asking price, one of the team with visit your property to take high-quality photos, videos and measurements ready to put together your bespoke brochure.

3.

Brochure Creation, Approval and Terms:

Once we have collected all the information, we will then compose a high quality brochure, complete with a 3D Floorplan to help it stand out online. Once you are happy with it, we can get the terms signed and get ready to market!

4.

Going Live:

Now that all the paperwork is done, we can hit the go button and get your property live on Rightmove. We also make use of the ever-growing world of social media to advertise and target a wide ranging audience.

5.

Applications & Viewings:

Once the applications start coming in we will present them to you for consideration. We always allow you to pick your preferred applicant but are of course on hand for advice and guidance based on experience. Your chosen applicant will then have an accompanied viewing, allowing them to see the property but also allowing us to get you know your prospective tenant a bit more. We can then feedback to you with questions and impressions to make sure you have made the right choice.

Referencing:

We work with a referencing company called Let Alliance who have a wealth of experience in the lettings industry. Their personal, hands on approach helps to verify all of the important information such as credit ratings, employment income and landlord references. The also help us to carry out the legally required Right-to-Rent checks.

7.

Dates Agreed & Move In:

Once we are all happy with the referencing and have agreed dates, we can then look at getting contracts drawn up and sent out to you and your tenants to review and sign using the latest online signing software. We will ensure your tenant receives all of the legally required documents along with their contract including the all-important payment information. Once payment is received, we can then hand over the keys on moving day and finalise the move-in.

We work with Let Alliance who can provide insurance specific to Landlords and tailor it to your particular needs. This can offer additional benefits for rental properties such as alternative accommodation cover or malicious damage caused by tenants which may not be included in standard policies.
